The selling process will vary home by home depending on the amount of initial work that is needed prior to listing as well as the uniqueness of the home. Some properties require more time to match with the right buyer. Typically I recommend preparing your home (decluttering, cleaning, small fixes, staging, etc) over the span of 2 months to reduce stress. After we go live on the market, the average home takes 27 days to match with a buyer. Then it takes 30-45 days for the home to close after you accept an offer.

Commissions in the state of Minnesota are negotiable! As a seller, you will pay the agent that represents you one total commission amount. That commission is then split with the agent that brings a buyer.

The best way to set up your home for successful showings is to tour your own home as if you were buying it all over again. Walk in through the front door, test the lock, check to see if there are any visible cobwebs that need to be removed. You home will be decluttered and staged to sell, but it is important to keep your home tidy. Surface level cleaning will help make the space approachable. Also remember that it is illegal to record showings via your home security systems. It may be tempting to see how a tour is going, but don’t do it!

Often people will choose the highest price offer right out the gate, but that isn’t always the best offer… Is there an appraisal gap guarantee? How long is the inspection period? Is the buyer offering an inspection guarantee? Does the closing date line up with your goals? These are all factors that can be negotiated to get you the best offer possible.

Since COVID, sellers rarely will attend the closing in person. Most often the paperwork is pre-signed by the seller and then the buyer is present during the closing only. That being said, sellers are still welcome to sign in person if they would like the opportunity to meet the new resident.
